The Custom Design-to-Build Process
Your home-building journey might feel like jumping into the deep end without your floaties. That’s okay! No question is a dumb question and we’re here to help.
At ATB, we prioritize clear, honest, and consistent communication, ensuring a seamless design-build experience for our clients without any unexpected hurdles. Phase 01
Initial Planning
Wherever you are starting your home building journey, ATB is here to help. From the beginning stages of homebuilding consideration, we are here to listen first then advise on the best way to start building the perfect home for your needs.
We will help assist with lot selection and offer guidance on lot options for building your project taking into consideration things like exposure, tree removal, utilities, zoning & permitting restrictions, septic and sewer, demolition or removal of an existing structure, just to name a few.
Our first focus is to understand how you and your family live your life, then use that to guide the design of your home and marry what you need to have with what you want to have. We will work together to create initial floor plans based on what your needs are today, with an eye toward the future to consider planning for what life will look like down the road.
During initial planning, we will also compare your project to our recently completed homes and keep updated costs associated with every decision. This will ensure you are aware of any evolving costs and allow you to make informed decisions to help invest in the most important aspects of your home.
Phase 02
Drawings
What we learned during the initial planning process will start to take shape into your fully detailed set of permit & construction drawings. Once we have collected all of your inspiration, confirmed the priority features, and organized how you plan to use your new home, we will produce a functional floor plan.
Throughout the detailed drawing process, we will work together with you making sure the look and feel of your home meets your aspiration. This is a continued team effort as we gather ongoing feedback from you, updating, and editing to get to your dream final drawing.
Phase 03
Pricing & Permitting
Once the drawings are completed and approved, it is time to send them out for firm bid pricing from our team of sub contractors. We have cultivated relationships with these experts and craftsmen over Anthony Thomas Builder’s decades of work in the Lake Country area and their input during this phase is critical to the success of the project.
Leveraging these relationships, we will work with our team to put together the final contract pricing for the project and ensure we have found the most efficient way to build the highest quality project for the best possible price.
Using those same final drawings, we will begin the process working with our contacts in your local municipality to make sure all zoning, building permits, and any other approvals required for building. We will check every box with the building inspectors to make sure they have everything they need to ensure your project runs as expected.
Phase 04
Selections
An experienced interior designer will work with you throughout your project to help turn all of your inspiration pictures and ideas into a reality and make your house into your unique custom home.
Our team will work with you to maintain project organization and will provide input and advice selecting the best products for your aesthetic, while making sure everything in the home works together and flows into a cohesive design.
Throughout this selection process we focus on keeping the workload manageable and making it enjoyable. We will help you prioritize decisions, and help you find options and products that meet your needs for the look and feel – but never prioritizing functionality or quality, and working to find the best match of price with function and form.
Phase 05
Building
As soon as permits and pricing are finalized, the building process will begin and will work hand in hand with your product selection process.
Anthony Thomas Builders will manage all of your scheduling, material orders & deliveries, inspections, and everything in between to get through the process as efficiently as possible. Quality is never compromised, and our goal is to always stay one step ahead and anticipate your needs every step of the way. Building a custom home means we are here to help make your ideas come to life in your project.
